The house comfortably sleeps up to 12 guests across six beautifully furnished bedrooms and five bathrooms. Bedrooms feature king-size, super king-size, and twin beds, along with central heating and double glazing to ensure a comfortable stay throughout the year.
Bedroom 1 – Upstairs
A bright, south-facing room at the front of the house, offering lovely natural light throughout the day. This flexible room can be configured as either twin beds or a super king-size bed and benefits from a private en-suite bathroom with bath and shower.
Bedroom 2 – Upstairs
A comfortable west-facing twin room with two single beds and a private en-suite shower room.
Bedroom 3 – Upstairs
Another bright, south-facing bedroom at the front of the house. This room can be arranged as either twin beds or a super king-size bed and features a private en-suite bathroom with bath and shower.
Bedroom 4 – Upstairs
A peaceful east-facing bedroom furnished with a king-size bed. Guests have use of the adjacent family bathroom, shared with Bedroom 5.
Bedroom 5 – Upstairs
A bright south-facing room at the front of the house, furnished with bunk beds and a wash hand basin. This room shares the family bathroom located across the hall with Bedroom 4.
Bedroom 6 – Ground Floor
A bright west-facing bedroom with a king-size bed, ideal for guests who prefer to avoid stairs. A separate shower room is located adjacent to the bedroom and can also be used as a convenient downstairs cloakroom.

The ground-floor bedroom and adjacent shower room make Kinnaird House particularly suitable for guests with limited mobility or those who simply prefer ground-floor accommodation.
